Getting Started

Once you have found property which you like, we will require you to pay a non returnable holding deposit of £200.00. In the case of more than two tenants an additional £50 per person will be required for the third and subsequent tenant.

Deposits and Charges

Once satisfactory replies to our reference enquiries have been received we will ask you for a security deposit the equivalent of five weeks rent. (minus your £200.00  initial holding deposit) and one months rent in advance. A documentation fee of £80.00  (incl. V.A.T.) is also payable upon signing of the tenancy agreement. In the case of joint applications, the second and subsequent tenants will also be required to pay a documentation fee £80.00 (incl.. V.A.T.) each. Deposits are protected by the provisions of the Housing Act 2004

At the end of your tenancy, your deposit will be returned to you without interest, subject to any deductions for damage or shortages. Fair wear and tear will obviously be taken into consideration.

Housing Benefit Claimants

Please note that we do not accept direct payment of Housing Benefit. If you are in receipt of Benefit you must be able to pay the first months rent and security deposit in advance. You will also need to ensure you can continue to pay the rent calendar monthly in advance, while your Benefit is eventually paid direct to you. All Housing Benefit tenants must be able to produce a guarantor whom will be asked to sign a Deed of Guarantee. The guarantor must be a property owner and preferably working.
